Parking FAQs

Residents are urged to review the Parking Restrictions contained in Article XVIII of the Association's By-Laws and in Resolution 2.

We have 400 designated parking spaces for the 195 units in our community. Parking is permitted only in spaces marked on the curbs. Parallel parking is not permitted.

Each unit has one reserved parking space, usually located directly in front of the unit. Reserved spaces are designated as such by the word "Reserved" and the corresponding lot number painted on the curb; the owner of that lot (or his tenant) has the exclusive right to park in that space. Any Resident or guest of a Resident may park in the unreserved designated parking spaces throughout the community.

Any vehicle parked in violation of the Parking Restrictions is subject to being towed at the owner's risk and expense. Residents are urged to advise guests of the Association's parking rules and suggest that they park only in unreserved designated spaces or on county streets bordering our community.

Does Leewood have reserved parking spaces?

  • Yes, close to your home you will find your reserved parking place marked with your lot number. That place is for you, your family, or your tenants exclusively.

Where do guests park?

  • Guests may park in any marked parking space that isn't labeled as reserve. It is wise to check and make sure that your guests have not parked illegally.

Can I park my commercial vehicle in Leewood?

  • No. Please look at our regulations concerning this and our definition of commercial vehicles.

Does Leewood have any curbside (parallel) parking?

  • No, all parking is vertical. Open curbs must be kept open because of fire lane restrictions. Fairfax specifies whether there can be curbside parking according to the width of the street. None of Leewood's private streets are wide enough. Park only in marked parking places.

My car is leaking fluids -- does this bother Leewood?

  • Yes. If your car is leaking petroleum based fluids it destroys the pavement. Your car could be towed. If your car starts leaking fluids, clean them up and place something under the car to absorb them or protect the pavement until you can get the car repaired. If you don't plan on getting it repaired, park outside of Leewood.

My car is not properly registered, is this a problem?

  • All cars in Leewood must be in compliance with Virginia and Fairfax requirements. This means the car must be inspected, and have current tags and a current Fairfax sticker. The police have authority to ticket cars in Leewood, and the board can tow your car if it is not in compliance with Virginia law.

I let my car sit for long periods of time, is it in danger of being towed?

  • Yes. Leewood, mimicking Fairfax, considers a car abandoned if it sits without moving for 10 days after being ticketed. Leewood does get their fair share of abandoned cars. If you have a car that you do not use consider getting rid of it, or park it on a public street nearby. If you are going to be out of town for a period of time it is a good idea to tell a board member so that your car will not be towed. Leewood has more parking than a lot of communities, but it is still at a premium. Be considerate of your neighbors and do not "take over" free parking places.

Does Leewood have the authority to tow my car?

  • Yes, Leewood has a policy in compliance with Fairfax law on this matter. For most violations, your car will be ticketed before it is towed, so you will be warned of a violation and have a chance to correct your mistake. However, if the vehicle in question is parked so as to pose a hazard to the citizens of Leewood, block streets, or prevent access to parking spaces, the vehicle may be towed immediately.

If my car is missing what do I do?

  • The number to call is on the entrance signs. The towing company reports the tow to the police, so if you call the non-emergency police number they will know whether your car was towed, or something more nefarious happened to it.

How do I to report a parking issue?

Can commercial or work vehicles be parked in Leewood?

  • No, unless the vehicle is temporarily parked to pick up or discharge passengers, or when it is temporarily parked pursuant to perform work or service at a particular residence.
  • Commercial vehicles include, but are not limited to: (i) any solid waste collection vehicle, tractor truck, dump truck, concrete mixer truck, towing and recovery vehicle, or any other heavy construction equipment; (ii) any vehicle in which food or beverages are stored or sold; (iii) any vehicle licensed by any state for use as a common or contract carrier or as a limousine; (iv) any vehicle that displays commercial signs or advertising of a company or service; and (v) any vehicle that habitually has objects such as ladders, duct work, etc. attached to it.

Can moving vans or PODS be parked in Leewood?

  • Commercial moving vans may be temporarily parked while loading and unloading household goods for a particular residence. The vans are not to be parked overnight in Leewood.
  • Portable on Demand (PODS) storage structures may be placed in an owner’s reserved parking space, not to exceed the boundaries of one parking space, for a period of no more than 48 hours in a calendar year. (Example: If a PODS is delivered on Friday, it must be removed no later than the following Monday morning.)

Which vehicles are prohibited from parking in Leewood?

  • Vehicles that adversely affect the safety of the community or present a hazard to its residents.
  • Commercial vehicles: The provisions of this subsection do not apply to a commercial vehicle when picking up or discharging passengers or when temporarily parked pursuant to the performance of work or service at a particular residence.
  • Abandoned/stored vehicles.
  • Oversized vehicles.
  • Vehicles without current state registration tags (license plates) or that have an inspection sticker displayed that is more than 60 days expired.
  • Vehicles that cause damage to the parking surface.
  • Portable on Demand (PODS) storage structures designed to facilitate the storage of excess materials or household goods in the act of moving into or out of the community (all such structures are hereafter referred to as “PODS) may be placed in an owner’s reserved parking space, not to exceed the boundaries of one parking space, for a period of no more than 48 hours in a calendar year. (Example: If a PODS is delivered on Friday, it must be removed no later than the following Monday morning.)
  • Maintenance and Repair: Vehicles shall not appear to be inoperable for a period of more than 24 hours. Parking spaces shall not be used for the storage of personal property.
  • Reserved Parking Places: Vehicles may not be parked in a place marked "reserved" unless the vehicle belongs to the owner of that unit or has permission of the owner of the unit.
