Open Forum 
Approval of Minutes 
  - Minutes from last meeting 
  
    - Add comments about creation of nominating committee

     - Minutes approved subject to this addition 
    
 - Hard copies of final to Al and Mohammed and e-copy to Al Sanford and

President’s Report 
  - December assessment letters went out 
  
 - Change have been made to POA packet 
  
 - Copies of audit provided to secretary 
  
 - Treasurer tasked to provide copy of financial statement to Currier for 
  website 
  
 - Need to start organizing annual meeting 
  
 - Homeowners Accounts 
  
    - Regarding the one account that went to attorney: money was collected 
    from the homeowner, attorney will forward it to us
  
   - Court case scheduled for 1-16-02 over an ARC violation; Leona has taken 
  photos of the house violations and will be the witness as requested by the 
  attorney 
  
 - Directory: Work is in progress and we have one ad for the directory for 
  $100
  
Vice President’s Report 
Treasurer’s Report 
  - Waiting for all the bank statements to come in to produce the year end 
  financial report
  
Secretary’s Report 
Chris Taylor 
  - House on Bradgen has collapsing back fence; will notify ARC chair 
  
 - Has noticed a vehicle that never moves, will contact owner to see if it is 
  in use or not 
  
 - House in Leewood recently sold for $235,000
  
ARC Report – e-mail received from Pam 
  - Of the units with 11/30 dates, some done, some not 
  
 - Still trying to get our records back from Koger 
  
 - Discuss purchase of digital camera for ARC and POA use 
  
    - Motion authorizing purchase passes unanimously
    
Audit Committee – Leona  
  - Audit completed, document delivered 
  
 - Discussion of deferred assessments of about $21,000 and ways to reduce 
  this total. Tax implication is that association may be subject to tax on these 
  deferred assessments if not spent or returned to homeowners. 
  
    - Board decides to wait until the reserve study to decide on ways to 
    address this
    
Grounds and Maintenance  
  - Decision to go with Lee fence (they came in with the best price) for the 
  replacement of the common area fences. 
  
    - Motion passed unanimously
  
   - Lee fence has offered this same rate to Leewood homeowners 
  
    - Al to write up flyer about the Lee fence opportunity for individuals 
    
 - Ron Filadelfo to get volunteers to deliver it to homes
  
   - Landscape maintenance contract 
  
    - Motion approved unanimously to approve contract
  
   - Landscape design 
  
    - Board members tasked to look for common areas where we could plant 
    flowers or trees 
    
 - Leona will work with local nurseries have them come out, review 
    neighborhood, and make recommendations for landscaping.
    
Website (e-mail received from Judy) 
  - E-mail function was not working when Judy attempted attempt to send out an 
  e-mail regarding a stolen car on Leebrad St 
  
 - Financial reports still needed for website
  
Nominating Committee 
Newsletter 
  - Chris to write article about nominating committee to solicit volunteers 
  for the one open board position and any committees 
  
 - Leona to provide article on audit report
  
Tot Lot 
  - Review of the tot lot survey results 
  
    - Motion to accept results of survey - and not build - passes unanimously 
    
    
Parking 
  - Two complaints about expired tags
  
Reserve Study 
  - President to send out RFP to a few firms
  
Annual Meeting 
  - Al to call Barbara Rolling about helping out with coffee and snacks for 
  annual meeting 
  
    - Will ask school about chairs
  
   - Leona to put notice together
